House clearance Newport

House clearance in Newport — full, partial or probate

Whole properties or a single room, cleared quietly and swept through before we leave. Probate, end-of-tenancy, downsizing and hoarded homes — one flat price, from £160.

House clearance in Newport, done properly

Most of the house clearances we do in Newport fall into one of three situations: someone has died and the family needs the property emptied, a tenancy has ended and the landlord needs it back, or someone is downsizing after thirty years in the same house. All three are easier when you are not also hiring a skip and filling it yourself.

Two of us turn up and we do all the lifting. Beds and wardrobes are dismantled on the spot. Nothing needs dragging to the kerb first — that is what you are paying us for. Everything goes to a licensed transfer station, and we will send you the waste transfer note if you want it for your records.

  • Full properties, single rooms, lofts, garages and sheds
  • Probate, bereavement and end-of-tenancy work handled quietly
  • Beds, wardrobes and flat-pack dismantled on site
  • Swept through before we leave
  • Waste transfer note on request, every time

Prices

What a house clearance costs in Newport

Priced by how much of the van it fills — not by the hour, and not by weight. Our vans hold 16 cubic yards, about 1.5× a tipper, so a clearance that would be two loads elsewhere is often one load with us.

Quarter van

£160 loaded & swept

A single room or a small flat

Half van

£290 loaded & swept

A one or two-bed flat, or a garage

Full van

£450 loaded & swept

A house, or the bulk of one

Sofas, mattresses and other awkward items are included in the load price. The only extras are access ones: £10 per flight of stairs, and £30 if we are carrying more than 10 metres to the van.

Probate, bereavement and hoarded properties

Clearing a person’s house after they have died is not a normal job and we do not treat it like one. We work through room by room, we put anything that looks like paperwork, photographs or jewellery to one side rather than binning it, and we stop and ask if we are unsure about something. Many of our clearances come through Newport solicitors and estate agents acting for executors, and we are used to invoicing an estate or a firm rather than an individual.

For hoarded or heavily cluttered properties we work at your pace: a series of visits if that is easier, with the same two people each time so nothing gets lost or overlooked. You can be on-site throughout, or leave us to it with a key-holder arrangement.

For letting agents and landlords, we can work to a deadline between tenancies, handle keys whichever way suits, and invoice monthly rather than take payment on the day if you use us regularly.

If you are clearing a property for sale or to let, we can also arrange a same-day trip to your local Newport charity shop for anything worth donating — furniture in good condition, books, clothes — so usable items go to someone who needs them rather than to landfill. Everything else is separated at the yard and the paperwork (waste transfer notes) is kept on file for a minimum of two years, ready for solicitors, executors or HMRC should they ever ask.

The four things we will not do

Being licensed and insured is the legal minimum. The way we actually work is the difference you will notice:

  • We will not quote one price and send a bigger bill on the day — the price is agreed upfront on a photo or a visit, and you pay only once the van is loaded and you are happy.
  • We will not take your waste and tip it anywhere unlicensed — you get a transfer note from a licensed facility every time.
  • We will not disappear with items that matter — paperwork, photographs, jewellery and valuables are set aside and pointed out to you before anything leaves the house.
  • We will not leave the place worse than we found it — we sweep through the cleared rooms before we close the door.

If any of that sounds like it should be standard, it should — but check anyone you are comparing us with can say the same in writing.

House clearance across Newport’s suburbs

We clear houses all over Newport and the surrounding areas — from the terraces of Maindee and Malpas to the bigger family homes of Langstone and Bettws, the student lets of St Julians and Pillgwenlly, and the retirement flats of Allt-yr-yn and Caerleon. Wherever the property is, the service is the same: a flat price agreed before we start, all the lifting done by us, and the place swept through before we leave.

Landlords with portfolios across the city use us for end-of-tenancy clearances at short notice; solicitors and executors use us for probate properties in every Newport postcode, from NP20 city-centre flats to NP19 and NP10 houses. If you are not sure whether we cover your road, ask — the answer is almost always yes.

Questions

Common questions, straight answers

How much does a house clearance cost in Newport?

Priced by how much of the van it fills: a single room is usually a quarter load at £160, a one or two-bed flat a half load at £290, and a full house a full 16-cubic-yard van at £450. The price we quote is the price you pay, once the van is loaded and the job is done.

Do you clear hoarded or cluttered properties?

Yes. We work room by room, at your pace, and we never judge. Anything that looks like paperwork, photographs or valuables is set aside rather than binned, and we ask whenever we are unsure about an item.

Can you help after a bereavement, for probate?

That is a large part of what we do. Executors and solicitors often need a property emptied before it can be valued or sold; we handle it quietly, invoice the estate or the solicitor, and supply a waste transfer note for the file.

How quickly can you clear a house in Newport?

Same day where we can, especially in Newport, otherwise next day with a morning or afternoon window. A full house clearance is usually done in one visit with our 16-cubic-yard vans.

Do you take everything, including furniture and white goods?

Yes — beds, wardrobes, sofas, fridges (collected separately), washing machines, carpets, paperwork and general rubbish. The only things we cannot take are asbestos and any legally-controlled waste; we will tell you upfront if something needs specialist removal.
